A real estate appraiser estimates real estate values for a variety of clients which may include mortgage lenders, attorneys, homeowners, appraisal management companies, related professionals and investors. The demand is high at times and low at others. This business suffers from the “feast and famine” syndrome so it is good to save money in the good times and work as much as possible.

An appraiser spends much of his time gathering and analyzing data. While doing this travel will be required to the property being appraised. There are two types of real estate appraisers, commercial and residential. Commercial appraisers command higher fees since their work is more complex than residential appraisal work. To get started in this business you should have a solid background in statistics and real estate. Good analysis skills are also very important. To get to the experienced required and aspiring appraiser will begin to work as an appraiser trainee with an appraisal firm or as an appraiser trainee with a government agency usually a county or a city. In recent years there has been criticism of the real estate appraisal industry, and some deservedly so, but appraisal is a critical function of lending because it establishes the value of collateral. For many decades this function was handled by human appraisers but in recent years computer generated valuations have come into being. Known as “AVMs” or “Automated Valuation Models” these are property valuations computed using sophisticated equations or ratios combined with public information on the physical characteristics of a home and recent sales.

I have personally tested the value conclusions of one AVM and found that the sales data was inaccurate and the conclusion way out of line with the current market. But that was only one AVM and others may be more accurate than this, but not according to many other authors. There has been plenty written by human appraisers about AVMs so I will cover them mostly as a means to understand what’s been happening in appraisal for years now.

The rationale for the invention and widespread use of AVMs was lower cost and greater speed that a traditional human generated appraisal. This is reasonable provided that the AVM product does indeed deliver this. There is no question that AVMs are much faster.

They generate a report in a matter of seconds. But as in every other form of computation, the old axiom of “garbage in garbage out” applies and the sales information used by AVMs is often scattered or unreliable to the point that such data was never be acceptable if used in a human generated report, which is held to a much higher standard of reporting and accountability. The most likely use for an AVM would be for a recently built home in a neighborhood where there is a high degree of similarity among the homes there, along with a large number of recent sales available to the AVM. Real estate appraisers are responsible for estimating the value of property for buyers, sellers, and local governments. Most real estate assessors will specialize in a particular type of property whether it be residential, commercial, or rural.

Estate appraisers will specialize in a particular area which they are familiar with, taking into account the characteristics of the property such as the condition of the roof and any renovations that must occur. After taking all features of the house into account, a real estate assessor will then place a fair value of the property and provide this information to their clients or local government.

The difference between the two professions is that appraisers usually have private clients who wish to revalue residential properties, while real estate assessors will usually work for local governments assessing property tax values.

Most of the workday of a real estate assessor is spent online researching a community, and most appraisers will work 40 hours a week, sometimes having to travel in order to visit properties. Read the rest of this entry »
